WASECA COUNTY MAKES NO REPRESENTATIONS, WARRANTIES OR GUARANTEES WITH RESPECT TO ACCESS TO TAX FORFEITED LANDS SOLD. SUBJECT TO ALL EXISTING EASEMENTS OF RECORD AND RIGHTS OF WAY.
Payment must be made by Cash, Cashier’s Check, Certified Check, Personal Check, or Money Order made payable to Waseca County for the following fees, winning bid and sale premium all which are applicable:
- A State Deed Fee of $25.00
- A 3% Surcharge for the State Assurance Account
- A Deed Filing Fee of $46.00 (Torrens $46.00)
- A State Deed Tax Based on .33% of Net Sale Price (Minimum of $1.65)
- Ag Preservation Fee $5.00
- Recording of Well Certificate $54.00 if applicable
Notice of Award:
- Successful bidders will receive a Notice of Award by email from PublicSurplus.com.
- A Buyer Premium of 5% will be added to the final sale price. The premium will be visible during the bidding process and will be included in the payment required.
** Waseca County Property & Election Services will calculate the final amount, after you submit your Buyers Registration Form. Do not pay from the Public Surplus winning notification.
When the auction closes, Waseca County will send the winning bidder an email to begin processing the transaction. Your prompt response is appreciated to complete the transaction in a timely manner to avoid having your bid considered null and void. Failure to make payment within five (5) days may result in the property going to the next highest bidder. We reserve the right to block/ban bidders who refuse to pay for land purchased.
***If you are interested in purchasing tax forfeited property on public auction, you must pay any/all of your delinquent taxes with Waseca County, prior to purchasing or bidding.
Waseca County does not warrant the condition of title or provide a survey of the property. Transfer of property title shall be in the form of a State Deed, as prescribed by law, to the highest bidder.
CONFLICT OF INTEREST: Waseca County officials/employees are prohibited from using privileged government data obtained through their position to further their own private interests.
Minnesota Statute 282.016 prohibits the direct or indirect purchase of tax forfeited land by individuals employed with the office of the County Auditor, Court Administrator of the District Court, County Assessor, or Land Department.
Any person or entity, or entity controlled by such person, is a prohibited purchaser or bidder, if said person or entity is delinquent on real or personal property taxes in Waseca County per Minnesota Statue 282.016.
Waseca County is not responsible for any omissions or errors in the description of items being offered for sale. Under no circumstances will a refund/adjustment be made due to the property failing to meet buyer's expectations.
To the fullest extent permitted by law, bidder shall indemnify and hold Waseca County harmless from and against any claims, damages, losses and expenses, demand or cause of action arising/alleged to have arisen out of the sale or failure to sell any property including claims of personal or bodily injury, death, or contract damages.
Waseca County reserves the right to accept or reject any/all auction's bids or any part of an auction's bid.
