All sales are final-no refunds, parcels are offered for sale "where is" and "as is" without any representation of warranty, expressed or implied. Determination of condition, function, and perceived or assumed value is the sole responsibility of the buyer.
Box Elder County officers, employees and their immediate family members are prohibited from bidding at this sale. No county officers, employees or their immediate family members may bid as an agent of someone else. No agent may bid on behalf of any county officer, employee, or their immediate family members.
All parcels for sale are subject to any easements, assessment liens of other taxing districts, and federal liens, whether known or unknown. This means that any buyer is purchasing the property subject to:
1. Easements of record including private easements, public utility easements, and public right-of-way easements;
2. The State's reservation of mineral rights or mineral rights which may otherwise be reserved of record;
3. Local Improvement District (LID) Liens as provided by law;
4. Any other municipal liens such as Water-Sewer-Solid Waste Assessments, etc.;
5. Abatement to "special assessment liens";
6. And subject to other interests preserved as a matter of law.
An 8% Buyer Premium will be added to the final sale price of each auction, with a $1 minimum.
Payment must be made within five days of the close of the auction.
