That part of the East 480.51 feet of the West 708.69 feet of the West Half of the Southeast Quarter of Section 30, Township 36 North, Range 30 West, Benton County Minnesota, lying South of the North 407.62 feet thereof and Northerly of the following described line: Beginning at Right of Way Boundary Corner B213 as shown on Minnesota Department of Transportation Right of Way Plat No. 05-3 as the same is on file and of record in the office of the County Recorder in and of said County thence Northeasterly on an azimuth of 71 degrees 36 minutes 56 seconds, along the boundary of said plat, for 500 feet and there terminating.

$46.00 or as set by the County Recorder. If there is a well on the property, it is an additional $50.00 for well disclosure.
Deed Tax:
$1.65 for sales up to $3,000 or 0.0033 times the total of the purchase price and the buyer’s premium.
If payment in full is not made within Five (5) business days of the sale, the parcel will be sold to the next highest bidder. Contract for Deed is not an option.
PAYMENT REQUIREMENTS
Payment must be made by Cashier's Check, Certified Check, Personal Check, Cash, or Money Order made payable to the Benton County Auditor-Treasurer’s Office.
Previous Default: Payment must be made by certified funds if purchaser has ever made payment that has been returned non-sufficient funds (NSF).
CONFLICT OF INTEREST
Benton County officials/employees are prohibited from using privileged government data obtained through their position to further their own private interests.
PROHIBITED PURCHASERS
Minnesota Statutes § 15.054 and § 382.01 prohibits Benton County officers and employees, directly involved in the auction or process pertaining to the administration and collection of sealed responses, from purchasing Benton County owned property. Benton County employees may only purchase Benton County owned property if the conditions of Minnesota Statute § 15.054 are met.
OBLIGATION OF BIDDER
At the time of auction's closing, each bidder will be presumed to have inspected the site and to have read and to be thoroughly familiar with any and all plans, documents (including any addenda), and documents attached to the auction listing.
The failure or omission of any bidder to inspect the site or examine any form, instrument or document shall in no way relieve any bidder from any obligation in respect to their bid.
Your bid is the same as a contract - Please only bid on land you are serious about buying. Bogus Bidders will be blocked. A winning bid constitutes a legally binding contract.
Benton County is not responsible for any omissions or errors in the description of items being offered for sale. Under no circumstances will a refund/adjustment be made due to the property failing to meet buyer's expectations.
To the fullest extent permitted by law, Bidder shall indemnify and hold Benton County harmless from and against any claims, damages, losses and expenses, demand or cause of action arising/alleged to have arisen out of the sale or failure to sell any property including claims of personal or bodily injury, death, or contract damages.
Benton County reserves the right to accept or reject any/all auction's bids or any part of an auction's bid.
