PAYMENT TERMS
The buyer’s premium will be visible during the bidding process and added automatically to the total bid price. All bids must be paid in full in the office of the County Auditor. Installment plans are not available.

Additional Closing Costs - The following fees are not visible during the bidding process, but will be collected from the winning bidder:

  • State Assurance Fee: 3% of the base sale price
  • State Deed Fee: $25.00
  • Recording Fee: $46.00
  • Conservation Fee: $5.00
  • Well Disclosure: $50.00 (if applicable)
  • Deed Tax:
    • Sales $3,000 or less $1.65
    • Sales $3,001 or more 0.0033 x base sale price

Failure to make payment within ten (10) business days may result in the item going to the next highest bidder. We reserve the right to block/ban bidders who refuse to pay for land purchased.
